Commercial Electrical Maintenance: A Practical Guide for California Businesses
Thermal scanning, emergency lighting tests, panel schedules and after-hours scheduling. What a maintenance plan should cover and what it prevents.

MAIN 200ACommercial electrical failures are rarely sudden. They announce themselves for months through heat, nuisance tripping and flickering, and almost nobody is looking. A maintenance program is mostly about looking on purpose.
Why it pays
The comparison isn't maintenance cost against zero. It is maintenance cost against the failure it prevents: a restaurant losing a Friday night, a warehouse losing a shift, a medical office rescheduling a day of patients. Emergency repair also costs more per hour and lands at the worst possible time.
Thermal scanning
The single highest-value item in commercial electrical maintenance. An infrared scan of panels, disconnects and switchgear under normal load shows heat, and heat means resistance, and resistance means a connection that is on its way to failing.
A loose lug at 40 degrees above ambient is invisible, silent, and months from an outage. Annually for most buildings, semi-annually for heavy industrial or anything with high harmonic content.
Panel inspection and torque verification
Terminations loosen through thermal cycling. Every heat-up and cool-down expands and contracts the conductor slightly, and over years connections work loose. Torque verification on lugs and breaker terminations to manufacturer specification is unglamorous and prevents a large share of failures.
Also: bus condition, breaker operation, arc or overheating evidence, cleanliness, and dust or moisture ingress. In food service and manufacturing, grease and dust in enclosures are routine findings.
Emergency and exit lighting
These systems are required, tested on a schedule, and fail silently because the batteries die quietly. Monthly function tests and an annual 90-minute full-duration test are the standard expectation, with results logged. A fire marshal asking for records is not the moment to discover nobody has been testing.
Load monitoring and capacity
Businesses grow into their electrical service without noticing. New equipment, more workstations, an extra walk-in. Periodic load logging on main and branch circuits tells you where you are against capacity, and lets you plan a commercial electrician upgrade on your schedule rather than after a summer afternoon trip.
Load logging also finds imbalance across phases, which is a common and easily corrected source of overheating in three-phase systems.
Lighting
Group relamping rather than one-at-a-time replacement, driver and ballast checks, and photocell and timer verification, because an exterior array running 24 hours is pure waste that nobody notices in daylight. If a building still has fluorescent troffers or metal halide high bays, an LED retrofit is usually the fastest-payback electrical project available and improves light levels at the same time.
Documentation, which is where most buildings fail
Accurate panel schedules are the most commonly missing item in commercial buildings, and their absence turns a fifteen-minute repair into a two-hour hunt. A maintenance program should produce and maintain:
- Legible, accurate panel directories, updated after every change.
- Single-line diagrams for the distribution system.
- Equipment inventory with nameplate data.
- Test records for emergency lighting and any life-safety systems.
- A repair history, so recurring faults become visible as patterns.
Scheduling around trading hours
Most of this can be done live. Thermal scanning requires normal load to be meaningful. Torque work and anything inside an energized enclosure needs a shutdown, and that gets scheduled for your quiet window: overnight for retail and restaurants, weekends for offices, between shifts for manufacturing.
Agree the shutdown window in writing, along with what gets de-energized and for how long. A maintenance visit that closes your kitchen unannounced costs more than it saved.
